First 10 Changes to Make a Remodel Safer

If You Only Do Ten Things

You do not need to absorb the whole standard before you start. If a remodel is coming and you are feeling overwhelmed, these ten changes deliver most of the protection in the residential building envelope for the least effort. Print this, hand it to your contractor, and read the deeper pages when you are ready.

Each item says what to change, why it matters, and what to use instead. None of it requires special expertise — most of it is a decision you make once and write into the contract.

  1. Skip spray foam in the building envelope.

    Closed-cell foam seals the wall so it cannot dry and cannot be inspected — if water ever gets behind it, you will not see it and it cannot escape. Its cure-phase off-gassing is also a frequent trigger for sensitive people.

  2. Avoid OSB as primary sheathing where alternatives exist.

    OSB is organic, and once it is saturated it swells and feeds mold permanently. In the residential building envelope, a sheathing that can recover from getting wet is worth the small upcharge.

  3. Choose paperless drywall over paper-faced.

    The paper facing on standard drywall becomes mold food the moment it gets damp. Removing that paper at the surface removes the food source where humidity collects.

  4. Use mineral wool instead of fiberglass batts where feasible.

    Mineral wool is inorganic, does not feed mold, and — unlike fiberglass — does not hold liquid water against the framing. It is one of the highest-leverage swaps you can make.

  5. Keep MDF and particleboard out of cabinets and millwork.

    These composite woods can off-gas formaldehyde for months to years, and cabinetry surrounds you in the rooms you use most. This is one of the most common hidden indoor-air offenders.

  6. Require low-VOC adhesives and sealants — in writing.

    Solvent-based construction adhesives and caulks are a major hidden source of fumes, and they get chosen at the truck unless you specify otherwise. Putting it in the contract is what makes it stick.

  7. Isolate the HVAC from the construction zone during work.

    Running the system during demolition and finishing pulls dust and fumes into the ductwork, where they linger long after the crew leaves. Seal returns and registers and keep the air handler off during dusty or wet-application phases.

  8. Ventilate directly while wet materials go in and cure.

    Paints, adhesives, and finishes emit most heavily during application and the days right after. Directed exhaust to the outside during and after application clears that peak before it settles into the house.

  9. Require written approval before any material substitution.

    "We swapped to what we had on the truck" quietly undoes the plan. A simple rule — no substitutions without your written sign-off — keeps your specified products from being replaced on site.

  10. Build in a two-week off-gassing and ventilation window before move-in.

    Even good materials emit the most in their first weeks. A minimum two-week period of warmth and heavy ventilation before re-occupancy lets the worst of it pass before you are living in it.
