Are SIPs a Good Choice for Healthy Building?

For a build centered on indoor air quality and mold-risk reduction, Good Air Homes does not recommend SIPs (structural insulated panels). A SIP bonds a foam core between two OSB skins, which combines the three traits we most want to avoid in one panel: no drying path when moisture enters, organic OSB mold food right where moisture collects, and a sealed assembly you cannot inspect without cutting it apart. SIPs deliver excellent energy performance and very fast assembly — genuine strengths — but for the chemically sensitive or mold-affected, the risk profile is the wrong one.

The Short Answer

SIPs are a high-performance system with real advantages: no thermal bridging, very low air leakage, and rapid erection. Judged for indoor air quality, they are Not Recommended. The problem is structural to the panel itself, not a detailing choice you can correct on site.

Why It Concerns Us

On the Good Air rubric, SIPs score None for drying (the foam core is bonded to both skins, so entered moisture cannot dry in either direction), Sealed for inspectability (the insulation is the sheathing — you cannot pull it back to look), and a Documented VOC tier from the foam core. Crucially, both controllable mold inputs are mishandled at once: moisture is trapped, and the OSB skins are organic mold food sitting hidden against the foam. Roof SIPs are the highest-risk application, because an unventilated roof panel can collect condensation on its interior OSB face with nowhere to dry.

What We Recommend Instead

For comparable thermal performance without foam, the Forgiving Wood Assembly with continuous exterior mineral wool stays fully drying-capable and inspectable. For fast, engineered construction with no organics in the envelope, steel frame with continuous mineral wool.
